LEADS ELIGIBLE TO BE RETURNED
FAKE VS. DEAD
LOD will accept the return of Fake leads, not dead leads. Our leads are the highest of quality and deep in the home buying/selling timeline, however, it is impossible to ensure all the leads are not “dead”. “Dead” leads can represent up to 50% of your lead count, which is considered the norm.
Note: All leads are manually returned on a daily basis.
ALL LEAD PLANS
1) Full Fake Leads. Has both a fake number and email address.
- Fake Phone. Type in a CALL Note why you think it’s a fake number. You cannot write “fake” because we will have to review these and make random calls to verify. For example, if the operator says the number is not in service, you must write that in notes.
- Fake Email. Go to your email service provider, such as Gmail.com or Hotmail.com and email the lead. Copy and paste the bounced message into notes in CINC (You will get the bounce back email from Gmail or whichever email provider you’re using).
- Add the “Return Full Lead” label.
- NOTE 1: both phone number and email must be fake to be considered as fake. LOD Client Manager will go into each lead to verify both email and phone number are fake. We’ll be making phone calls periodically to the numbers.
Please Note: Full fake leads are only eligible to be returned within 30 days of registration otherwise the lead will be included in your lead count and will not be eligible for return.
2) Half Fake Leads. Has only a fake number OR email address.
- Fake Phone. Type in a CALL note why you think it’s a fake number. You cannot write “fake” because we will have to review these and make random calls to verify. For example, if the operator says the number is not in service, you must write that in notes.
- Fake Email. Go to your email service provider, such as Gmail.com or Hotmail.com and email the lead. Copy and paste the bounced message into notes in CINC (You will get the bounce back email from Gmail or whichever email provider you’re using).
- Add the “Return Half Lead” label.
- Your Leads Manager will remove the “Return Half Lead” label and apply our “Half L Conf” label once they have validated the lead.
Please Note: Half fake leads are only eligible to be returned within 30 days of registration otherwise the lead will be included in your lead count and will not be eligible for return.
3) Out Of Area Leads. Leads not in your desired location/city.
- Create a GENERAL note in CINC “Notify” [Client Manager] directing what you want done with the lead and why. E.g. Out of area lead, please re-assign.
- Rule 1. Out of area leads must be returned within 24 hrs otherwise the lead will be included in your lead count and we will not be eligible for return.
- Rule 2. You cannot call the lead to see if you want to travel the distance or not, otherwise, it will not be eligible for return.
4) Your own Self-Generated (SG) leads
To ensure your own leads do not get counted in your lead count, add the “SG Lead” label, SG stands for “Self-Generated” leads. These labels will be excluded from your lead count.
5) Rental Leads. Choose to remove the lead from your account OR to keep and work the lead.
Option 1. Remove/Return the rental lead, if you don’t want them in your account. Create a GENERAL note in CINC “Notify” [Client Manager] directing what you want done with the lead and why. E.g. Rental lead, please re-assign.
Hint: Check the property views history or call the lead to ensure the lead is in fact looking for a rental versus a home for sale. You never know!
Option 2. Work the rental lead. Rental leads do not count toward your lead count. Add the “Work Rent Lead” label.
Please Note: Rental leads must be returned or given the “Work Rent Lead” label within 30 days otherwise the lead will be included in your lead count and will not be eligible for return. Work Rent or Rent Returns must be verified by searches, views, or written confirmation from the lead (email or text using the CINC system).
6) Duplicate lead. Quite often a lead will return to the site with a different email address.
- In both lead accounts, paste the URL to the duplicate.
- Add the “Duplicate Lead” label
- Both leads will remain in your account but only one lead will count towards your lead count.

7) Leads unsubscribed from all communication within 24-hours.
Add the “Return 24hr Unsub” label.
