LEADS ELIGIBLE TO BE RETURNED<\/h3>\n

FAKE VS. DEAD<\/strong><\/h4>\n

LOD will accept the return of Fake leads, not dead leads<\/strong>. Our leads are the highest of quality and deep in the home buying\/selling timeline, however, it is impossible to ensure all the leads are not \u201cdead\u201d. \u201cDead\u201d leads can represent up to 50%<\/u><\/a> of your lead count, which is considered the norm.<\/p>\n

Note:<\/strong>\u00a0All leads are manually returned on a daily basis.<\/p>\n

 <\/p>\n

ALL LEAD PLANS<\/h3>\n

1) Full Fake Leads.<\/span> Has both a fake number and email address.<\/strong><\/span><\/p>\n

    \n
  1. Fake Phone. Type in a CALL Note why you think it\u2019s a fake number.<\/strong>\u00a0You cannot write \u201cfake\u201d because we will have to review these and make random calls to verify. For example, if the operator says the number is not in service, you must write that in notes.<\/li>\n
  2. Fake Email.<\/strong>\u00a0Go to your email service provider, such as Gmail.com or Hotmail.com and email the lead. Copy and paste the bounced message into notes in CINC (You will get the bounce back email from Gmail or whichever email provider you’re using).<\/li>\n
  3. Add the “Return Full Lead<\/span>” label.<\/strong><\/li>\n
  4. NOTE 1:<\/strong> both phone number and email must be fake to be considered as fake. LOD Client Manager will go into each lead to verify both email and phone number are fake. We’ll be making phone calls periodically to the numbers.<\/li>\n<\/ol>\n

    2) Half Fake Leads<\/span>. Has only a fake number OR email address.<\/strong><\/span><\/p>\n

      3) Out Of Area Leads<\/span>. Leads not in your desired location\/city.<\/strong><\/span><\/p>\n

        \n
      1. Create a GENERAL note<\/span><\/strong>\u00a0in CINC “Notify<\/span>” [Client Manager] directing what you want done with the lead and why. E.g. Out of area lead, please re-assign.<\/li>\n
      2. Rule 1. Out of area leads\u00a0must be returned within 24 hrs<\/strong>\u00a0otherwise the lead will be included in your lead count and we will not be eligible for return.<\/li>\n
      3. Rule 2. You\u00a0cannot call the lead<\/strong>\u00a0to see if you want to travel the distance or not, otherwise, it will not be eligible for return.<\/li>\n<\/ol>\n

         <\/p>\n

        4) Your own Self-Generated (SG)<\/span> leads<\/strong><\/span><\/p>\n

        To ensure your own leads do not get counted in your lead count, add the “SG Lead<\/strong>” label, SG stands for “Self-Generated” leads<\/strong>. These labels will be excluded from your lead count.<\/p>\n

         <\/p>\n

        5) Rental Leads<\/span>. Choose to remove the lead from your account OR to keep and work the lead.<\/strong><\/span><\/p>\n

        Option 1.<\/strong>\u00a0Remove\/Return<\/span> the rental lead, <\/strong>if you don\u2019t want them in your account. Create a GENERAL note<\/strong>\u00a0in CINC “Notify”\u00a0[Client Manager]<\/strong> directing what you want done with the lead and why. E.g. Rental lead, please re-assign.<\/p>\n

        Hint: Check the property views history or call the lead to ensure the lead is in fact looking for a rental versus a home for sale. You never know!<\/p>\n

        <\/p>\n

        Option 2.\u00a0Work<\/span> the rental lead<\/strong>. Rental leads do not count toward your lead count. Add the “Work Rent Lead” label.<\/p>\n

         <\/p>\n

        Please Note<\/span>: Rental leads must be returned or given the \u201cWork Rent Lead\u201d label within 30 days<\/strong> otherwise the lead will be included in your lead count and will not be eligible for return. Work Rent or Rent Returns must be verified by searches, views, or written confirmation from the lead (email or text using the CINC system).<\/p>\n

         <\/p>\n

        6) Duplicate lead<\/span>. Quite often a lead will return to the site with a different email address.<\/strong><\/span><\/p>\n

          \n
        1. In both lead accounts, paste the URL to the duplicate.<\/li>\n
        2. Add the “Duplicate Lead<\/strong>” label<\/li>\n
        3. Both leads will remain in your account but only one lead will count towards your lead count.<\/li>\n<\/ol>\n

          7) Leads unsubscribed<\/span> from all communication within 24-hours.<\/strong><\/span><\/p>\n

          Add the “Return 24hr Unsub<\/strong>” label.<\/p>\n
